List your home
· Create a marketing plan – Distinguishing your home to stand out from others in your market area is key to attracting prospective buyers. This may include; posting your home on the internet (Local MLS, Realtor.com, personal web space, other), print advertisement, property sign, holding open houses, and more.
· Considering home improvements – Now might be the time to make minor improvements or updating to your home. Click here for tips
· Showing your home – It's important to consider how and when you want prospective buyers to see your home.
· Setting a price – A key part of the marketing plan is setting the list price. If a home is priced too low, you might not achieve optimal profit. However, price a home too high, potential buyers may not even consider looking at your home.
· After finalizing your listing - much of my job at this point is unseen but very important. You can expect me to quickly return calls or emails to prospective buyers or their agents, arranging for and marketing open houses, following up with open house visitors, web posting and other outreach efforts.
· Review, consult, and negotiating - incoming offer to satisfy all your needs and concerns moving forward with the transaction.
Escrow management
· Opening escrow - once you’ve agreed and accepted a buyer’s offer. I’ll guide you through the escrow process, making sure all necessary steps are completed to provide a stress free and timely closing.
Closing Escrow
· Finalizing the close – at this point the closing agent (escrow) will insure that all the paperwork reflects the terms agreed to by all involved parties. Once everyone has agreed that all documentation are in order, the closing agent will request a recording of the deed on the buyer's behalf. Oncer recorded, the escrow agent will distribute all funds to the appropriate parties and escorw is closed.
