Investors, are you frustrated with short sales and bank owned properties listed on the MLS? Inventory levels of foreclosed properties are still relatively low, which means that most of these properties are selling near market value here in San Diego. This means that if you are looking to buy and flip, you are going to have to explore other options. What about properties that never make it to the MLS? It amazes me some of the HUGE profits I am seeing investors turn these days. Banks are letting properties go for well below market value at Trustee Sale. It seems like such a daunting and overwhelming process that many investors shy away from this sector of real estate. Well, we take care of the daunting and overwhelming part, so you don't have to. Here is how the process works:
We are capable of handling the entire process for our clients or just specific portions. We understand that each client has different needs when it comes to this process.
Daily Trustee Sale Lists - We provide lists of all properties going to sale at the various Trustee Sale Auctions in San Diego county. We can provide specific lists based upon your specific property criteria (I.E...Area, year built, condo's, beach homes, etc...)
Daily Top Picks - Our staff scours through the lists daily. We look for the properties with solid profit potential when the opening bid is compared to current market value. We will offer our market comparison analysis value for these properties and current back taxes if requested. We do recommend that investors and clients do some of their own research when possible.
Clear Title- We forward our top picks over to the Title company for a quick review of the property. They look for any clouds on the title that might affect the investors ability to flip the property. They confirm the loan position of the foreclosure to avoid bidding on anything not in 1st position. This process helps clear up one of the most intimidating hurdles associated with Trustee Sale purchases.
Drive Reports- We post our drive reports on the internet with photos for our investors. We have a team of drivers positioned throughout both counties. We send them the addresses and auction times for each of the Daily Top Picks. Our drivers are trained to report information about the property so that the investor may further access value. Information includes Property condition, Occupancy issues, desirable characteristics (such as granite counters, tile, landscaping, tile roof, etc), we will look for any and all negative characteristics or conditions of property such as (noticeable damage, vandalism, lot location, nearby power lines, lack of maintenance). They try to find out as much information as possible on location.
Bidding Service- We have bidders imbedded at all the auctions in San Diego to bid for all of our clients. Our clients submit their Highest Bid to us for their properties of interest prior to the auction. The Trustee Sales Auctions are extremely fast paced and can be very daunting for people who attend. Our bidders know the system and their experience is vital to a successful property acquisition at the Trustee Sale.
Property Payoff- We offer a courier service, to pick up property pay off checks and deliver them to the various trustee offices throughout San Diego. We can make arrangements for out of town investors who need to wire transfer funds for property payoff.
Deed Recording- The office staff handles any issues and delays that sometimes occur with the delivery of the deed. We can also handle the vesting changes that a client might request. Recording of the deeds is also available.
Property Rehabilitation- We have teams in place for property rehabilitation. We have access to some of the lowest rates and great discounts on construction materials, appliances, pool maintenance, and labor. We want quality and quick service, and most homes are ready to be listed within a week after the trustee sale. Our tried and true, property rehabilitation methods, and remodeling process had been well received by the home buyers of the various communities.
